The project scope included removing and replacing the main slate roof, upgrading thermal performance by adding insulation to comply with current Building Regulations Part "L". Additional tasks involved erecting full-boarded scaffolding on all elevations, repairing curtain walling, cleaning and adjusting existing casement windows, repairing stone cills, brick repairs and replacements, lead capping of parapet walls, redecorating the Clock Tower, and replacing flat terrace roofs around the main building.
The project was particularly challenging due to several factors:
- The building's location on an island with rivers on both the front and rear elevations complicated scaffold erection.
- The rear curtain wall repairs required abseiling down the facade.
- The pitched roof needed a ventilated design and insulated loft void while maintaining the existing roof level, which was complex.
- We used a weighted 'U' Value Calculation to exceed thermal performance in some areas, compensating for areas where insulation thickness could not meet regulations.
- All materials had to meet A1 Fire rated standards for both pitched and flat roofs.
The project was completed within a 16-week programme from October to January. Despite a “cold snap” causing a one-month delay in brick and stone repairs due to sub-zero temperatures, we increased labour to ensure timely completion.
We are proud of the project’s outcome and the client was highly satisfied with our approach and delivery.
Roofing Works
Below are before, during, and completion photos showcasing the development of the project. We used drone footage to capture a comprehensive view.
- Pitched Roof: The existing Brazilian Slate Roof was removed down to the timber joist structure. We installed new Mineral Wool Insulation at loft void level and between joists below ceiling levels, ensuring proper ventilation. The roof was finished with a breather membrane, tanalised timber battens, and new First Quality Spanish Slates from SSQ Ltd.
- Flat Roofs: The existing asphalt roof covering on a screeded concrete deck was removed, with loose-laid finishes stripped back to deck level. The existing asphalt was cleaned and prepared, then covered with a self-adhesive Vapour Control Layer to minimize flame risk. We installed Hardrock Multifix DD Insulation board, finished with a self-adhesive felt carrier membrane and Cold Liquid Applied Waterproofing Membrane, ensuring a 25-year warranty.
Facade Works
The facade works included:
- Replacing coping stones on high-level parapet walls.
- Repairing Portland Stone on window cills and stone balustrades.
- Conducting localized brick repairs (200 in total) and re-pointing.
- Installing new lead cappings on top of stone balustrades.
- Fitting new external PVC hoppers and downpipes from terraces to ground level.
- Replacing pigeon spikes and netting.
- Repairing curtain walling gaskets, cappings, and damaged glazing panels.
- Redecorating the Clock Tower and Juliet Balcony balustrades.
