We were appointed as the Main Contractor and Principal Designer for a roof replacement and associated works project for a private healthcare company. Working directly with the client, without an intermediary or Contracts Administrator, we have established ourselves as their primary refurbishment supplier across multiple sites.
Valued at approximately £700k plus VAT, the project was completed six weeks ahead of schedule, within the agreed contract period of 20 calendar weeks. The work was carried out in a live, operational hospital, presenting significant challenges.
We refurbished six distinct roof areas, each requiring specific solutions to meet the needs and specifications of different sections. The most demanding task involved the refurbishment of three roofs over operating theatres. These roofs had a mechanically fastened single-ply insulated roofing system with a loose-laid vapour barrier on profiled metal decks. The insulation was saturated, necessitating a complete strip back to the deck without the use of a scaffolded temporary roof. Additionally, three large mechanical AHU units on the roof had to be decommissioned and relocated over weekends to facilitate the roof replacement, while ensuring their continued operation during weekdays to avoid disrupting hospital activities.
All these complex factors were meticulously planned and executed, resulting in no water ingress or disruption to hospital operations throughout the project.
